The 19.1-acre property (3,056 perches), which borders the Molapu Oya and partly a lagoon, is in Hikkaduwa – originally a small fishing village turned into a major tourist destination owing to its beautiful beach and clear ocean water suitable for surfing, snorkeling, and wind surfing.

Hikkaduwa is about 140km from the Bandaranaike International Airport, Katunayake and can be easily accessed by either road or rail. The property, which is in close proximity to the Galle Road, is in a prime south coastal village away from turbulence of everyday life.

The land has three natural divisions identified as West Block, Middle Block, and East Block. The West Block is a flat land rich with vegetation and has an access road parallel to a small canal. The Middle Block is of about 7.5 acres and has an incline of about 30 feet which slopes towards the lagoon. The East Block, which is accessible by a road bordering a neighboring community, is rich with trees and shrubs and has the best view of the water front. The Middle Block has a hard soil of “Kabook”. The West and East blocks contain a mix of sand, and clay close to the water body. Due to their flat topography, West and East blocks retains at least one foot of water during high tide. The site has a high biodiversity and a variety of trees. The water belt is covered with mangroves and the Hikkaduwa lagoon is a natural habitat for various fish and shell fish. The lagoon is used by neighboring communities for fresh water fishing.
